The MDD has been working diligently to activate a property as a new industrial park. This 550-acre tract is located at the southeast corner of the Highway 77 and 79 intersection and is privately owned.
Developing an industrial property is a complex process that requires extensive studies and careful planning. A more fitting term might be birthing an industrial park, as it emphasizes the creation and nurturing involved. Essentially, our goal is to mitigate risks and address any uncertainties associated with the property.
The MDD embarked on this journey in the fall of 2022. The property owner agreed that industrial development was the best use for the land, and the MDD Board committed to funding all the necessary documentation and studies. By forming a partnership, the MDD and City can avoid substantial costs, such as land acquisition.
The MDD commissioned an environmental assessment to explore the property’s prior uses and identify any potential issues. This study examined whether there were any historic or cultural assets requiring protection. We also ensured that no endangered species’ habitats are present on the site. A topographic survey was conducted to analyze the property’s drainage, and we identified any protected wetlands. All of this information was used to create a conceptual layout for transforming the land into an industrial park. Additionally, plans were developed to extend City utilities to the site.
The property owner and the MDD are now close to “birthing” this new industrial site and bringing it to market. We have already hosted prospective investors who have shown interest in the property and in investing in Rockdale. The owner has listed the property with an industrial real estate broker from Houston. Together, the property owner and broker are assembling a first-class development team.
